HOW BEST TO USE THE ACCESS STATEMENTS - We intend for these
statements to provide additional information once the property
description and facilities have been read and deemed appropriate.
The property is situated in an elevated position in the coastal village of Porthgain. It has views towards the harbour and is accessed via a road from the village with a short but fairly steep incline.
There is ample parking for 3 cars outside the front of the property.
There is no one available to assist with luggage.
The main entrance to the property has 5 steps leading up to the front door. Access is into a small sun lounge which is next to a very large kitchen. The alternative entrance is through the utility room door at the side of the house. This route is accessed via a concrete path which has 3 small steps along its length. The kitchen is off the utility room but accessed by 2 steps down.
The fitted kitchen is fully equipped and has granite work surfaces with electric cooking range. It is well lit.
There is a separate whb/wc and shower/whb with 1 step up from the kitchen. There are also 2 steps up to the utility room.
There is a flight of stairs leading from the kitchen to the upstairs first floor. On this level there is a shower room/whb/wc and 2 double rooms. There is a step down into an inner porch area leading into a large lounge. At the far end of the lounge is a further double room, which is accessed by 2 steps up, and a bathroom/overhead shower/whb/wb. There are a flight of stairs leading from the first floor landing up to the second floor. On this level are 2 twin rooms with restricted headroom.
There is good colour contrast throughout the property. Lighting is good throughout the property and the windows and sun lounge are all double-glazed. The television with teletext is operated by remote control.
The floors are tiled in the kitchen, utility room and bathrooms/toilets. The rest of the house is fully carpeted. There is an additional large rug over the carpet in the lounge.
The front garden is lawned and enclosed by a low fence and hedge. The rear garden slopes steeply in places but there are some flat areas; it is laid mainly to grass with some shrubs.
There is a large flat paved patio area with garden furniture, which is situated immediately in front of the French doors leading from the lounge.
There is external lighting above both front and utility room doors.
There is no telephone in the property but a public telephone box is situated at the bottom of the hill in the village.
Guide dogs are welcome.
Public transport is available using the local bus service. The bus stop is at the bottom of the hill in the village and the timetable varies.
Facilities within the village include public toilets, a fish resturant, pub selling bar meals with a restaurant and two art galleries.
